ACCESS STATEMENT FOR GATCOMBE FARM B&B, SEATON, DEVON , EX12 3AA

 

INTRODUCTION

 

We aim to cater for the needs of all visitors in our home based two bedroomed bed and breakfast. The following statement is a summary of our provision. If you have any specific questions please feel free to call us and we will endeavour to help.

 

PRE-ARRIVAL

The nearest bus stop is at Seaton Tower on the A3052

Train stations are situated roughly 10 miles away at Axminster or Honiton

 

ARRIVAL AND CAR PARKING FACILITIES

 

The turning to the farm is signposted directly off the A3052 approximately half mile west of Seaton Tower Cross. It is marked with a large blue B&B sign. 
The farm is situated half a mile down a drive 
The car parking area is marked by a sign to the left of the garden gate 
There are no marked parking bays but there is ample room for cars and trailers. 
Parking is on a grass or gravel surface with a slight slope. 
The front door is accessed through a garden gate 110 cm wide and an uphill concrete path which levels out at the top of the garden. A flat entrance across a lawn is available if needed 
Assistance with luggage is available

 

GARDEN

 

The gardens are lawned with trees on the main part. There are some garden tubs situated on the path in front of the house. These can be moved 
Garden furniture is located on the level grass area near to the front door. There are 4 chairs and a table and parasol

 

MAIN ENTRANCE

 

The front door has one step 18 cm high and is 1m wide. There is a light above the entrance 
The carpeted hallway leads directly to the dining room which is on the same level and the flight of stairs leading upstairs

 

PUBLIC AREAS

 

The flight of stairs consists of 10 straight steps and 3 on a bend, 18cm high. There is a banister rail all the way to the top. 
The stairs are carpeted 
Emergency lighting is permanently switched on 
Fire extinguishers are situated by the front door and on the landing 
Smoke and heat detectors are positioned throughout the house

 

DINING ROOM

 

Breakfast is served in the dining room. There are no steps 
There are 2 tables with under space of 63cm and 70cm 
The dining room is carpeted

 

BEDROOMS

 

Double/Twin/Family bedroom 1 

Located at the top of the stairs. 
Door width of 81cm. 
The king sized bed is 65 cm high 
The pocket sprung kingsize and single beds are accessible from both sides.
The single bed is 60cm high with a 3′ guestbed under of the same height when erected 
There is a two seater leather sofa 
Fitted short pile carpet on the floor 
Ensuite bathroom accessible by one step 12 cm high. The door opens into the bedroom and is 80cm wide 
There is a large walk in mirrored shower with a step of 14 cm.  There is also a separate hand shower for hair washing. 
The pedestal washbasin has a straight front with clear underspace and is 84 cm high.
The toilet is 44 cm high 
The floor is tiled and there is one window.

 

Double/Twin/family bedroom 2

 

This room is accessed by a corridor 106 cm wide 
The room is on the level with a door width of 83 cm 
The Kingsize bed is accessible from both sides. The bed is 68 cm high with clearance on the smallest side of 53 cm.
The single bed is accessible from one side only and is 62cm high. 
Both beds are pocket sprung 
There are two leather tub armchairs 
The ensuite shower room has a cubicle with a step into it of 12 cm. The cubicle is an offset quadrant with sliding doors.
The washbasin has a straight edged front and is 65 cm high

The toilet is 43 cm high 
The bathroom door opens outwards and is 76cm wide 
Both rooms have tea/coffee facilities and a television

 

LOUNGE

 

The lounge is situated off the dining room with one down step 20 cm deep and a doorway 60 cm wide 
There is a leather suite therein, a television and tourist information 
Tea/coffee making facilities and a fridge are provided 
The lounge is carpeted

 

ADDITIONAL INFORMATION

 

Mobile phone reception is limited in the house but usually signal is better in the carpark. Guests are welcome to use the landline in emergencies 
Evacuation details are provided in each bedroom 
The house is strictly non smoking but guests are welcome to smoke in the garden but preferably not around the farm.

Free Wi-fi available.
